BIOGRAPHY

Kristen Idle is a transactional lawyer who represents clients across a wide range of real estate law matters, including representation of developers in all aspects of acquisition, development, financing and disposition of real estate. In addition, Mrs. Idle’s practice has a particular emphasis on homebuilder finance (land banking) transactions. Land banking allows homebuilders to secure control of future lot inventory by acquiring the right to purchase finished lots over time through phased “takedowns,” rather than purchasing an entire project upfront, while a land bank investor holds and finances the land in the interim. This structure allows homebuilders to preserve capital and manage risk while maintaining a reliable pipeline of buildable lots.  Kristen Idle has originated more than $1 billion in land bank facilities for residential development undertaken by public and private homebuilders, and she represents land bank investors in structuring, negotiating and closing these transactions.

In her land bank practice, Mrs. Idle provides practical, deal-focused guidance to her clients. This includes structuring and negotiating option, construction, and purchase-and-sale agreements; guiding clients through title, survey and due diligence issues unique to land bank transactions; and helping clients understand and negotiate the financial covenants and risk-allocation terms typical of land bank facilities. She works closely with her clients from initial deal structuring through closing and for the duration of the transaction thereafter, helping to ensure that the land bank arrangement remains workable and bankable for both builder and investor over the life of the facility.

Prior to joining the firm, Mrs. Idle worked at one of the largest law firms in the State of Florida, where she counseled clients across a broad range of commercial, retail, and mixed-use development projects, and advised institutional lenders throughout all stages of loan transactions.

Kristen Idle graduated magna cum laude with two business degrees from Florida State University in 2000. In 2003, she earned her law degree from the University of Florida College of Law.

Mrs. Idle was born and raised in South Florida, and moved to Orlando in 2004.  Outside the office, she enjoys playing piano, and fishing and boating with her family and friends.
