Fishback Dominick Attorneys Win Development Approval in Orange County Rural Settlement

Dec. 5, 2011 – Fishback Dominick attorneys Kurt Ardaman and Rick Geller won development approval for a “rural village main street” in the West Windermere Rural Settlement in Orange County, Florida.  County Commissioners voted 6-1 for the land use change approval and 7-0 for zoning approval.  Orange County Mayor Teresa Jacobs opposed the land use change, but after the Board approved of it, she supported the zoning change on the basis of the plan, conceived by Geller.

“This was a very challenging application because it’s within the boundary of the Rural Settlement,” explained Geller.  “Orange County is very protective of its rural settlements and places stringent restrictions on commercial development in rural settlements.   We had to go to great lengths to ensure the proposal complied with the County’s very stringent rural settlement policies.”

The project, by Chancellor Investments, will have nearly 50,000 square feet of office and commercial mixed uses in a Main Street format with buildings pulled up to an internal street with on-street parking.  The approval allows a parking lot behind the buildings, mostly hidden from County Road 535.

West Orange County architect Tory Parish provided architectural design and planning services.  Momtaz Barq, P.E. provided engineering services.  Gregg Logan of RCLCO served as economic consultant.
